How Do I Know That The Lot I’m Interested In Is Still Available?

We’ll do our best to update the website as lot inventory changes, however, feel free to contact Andersen Realty to check availability.

What About Financing?

Each Buyer will be required to pay cash or obtain financing. Andersen Realty or your agent may be able to provide contact information to lenders should one be needed. Ultimately, you choose your lender.

Is There An HOA For Serenity At WCR?

No, there is no HOA. There is a Road Maintenance Association.

Are There Restrictive Covenants For Serenity?

Yes, there are restrictive covenants. All potential purchasers are encouraged to review the covenants.

Are The Roads Privately Maintained Or Maintained By The County?

The roads are privately maintained by property owners in Serenity through required membership in a Road Maintenance Association. See RMA Agreement.


Are There Annual Fees Associated With Maintaining The Roads?

Yes, the first-year annual dues are $400. Dues are subject to change as needs arise per the RMA agreement.

Who Is Responsible For Snow Removal For The Roads In Serenity?

Each property owner is a member of the Road Maintenance Association; the RMA is responsible for snow removal per the RMA agreement.

How Many Lots Are Platted In Serenity?

There are a current total of 77 lots platted.


Can Lots Be Subdivided In Serenity?

No subdividing of lots is allowed except for lots 1, 2, 35, 36, 37, 53, 54, 55, 56, and 77 which are over 40 acres. Each of these parcels may be subdivided into no smaller than 10-acre parcels as allowed by Elbert County.

Will There Be Other Common Community Elements That Property Owners Are Responsible To Maintain?

Yes, the Road Maintenance Agreement, the mailbox pavilion, the flagpole, the entry sign, and street signs will be the responsibility of the property owners.

Is There A Time Frame In Which A Property Owner Needs To Build A Home?

No, the property owner can hold a lot for as long as they wish without building. They will still be required to pay annual dues to the Road Maintenance Association.

Which Utilities Are Provided To The Lots?

Electricity through CORE Electric will be stubbed to a location near each lot. Property owners will be responsible to pay to bring electricity to the building site.

What About Water And Sewer?

Each property owner will be responsible for drilling a well and septic.

Will Internet be provided within the community?

It is expected that Maverix Broadband will be providing internet throughout the community but we cannot guarantee the timing of the installation
